For standard residential files: nothing. The lender pays my compensation when your mortgage closes. For some private lending files a fee may apply — always disclosed upfront, in writing.
No. I pull your credit once and use that single report with every lender. When you shop bank by bank yourself, each one pulls your file separately.
Yes. Alternative lenders accept stated income, capital gains, rental income and shorter self-employment history. Rates are typically higher than A-lenders, with shorter terms, so you can refinance as your file strengthens.
If you live in one unit: 5% for a duplex, 10% for a 3–4 unit building. Pure investment properties need 20%. I'll help you structure the down payment and run the cash-flow numbers before you offer.
About 120 days out — that's how long a rate hold typically lasts. Your bank's renewal letter is a starting offer; comparing it against other lenders costs you nothing.
5% for properties under $500,000; 5% on the first $500,000 and 10% on the remainder up to $999,999; 20% from $1 million. Certain conditions apply — I'll confirm what applies to your situation.
